Education in real estate investing
Beyond the financial commitment it takes, the single most important contribution that any individual can make is to start with a positive attitude. The real estate investing business is a very positive business, so it should not be difficult at all to establish a positive frame of mind in getting started. Real estate Investing education should be started with an optimistic attitude about yourself, about your knowledge as you learn it, and about your ideas and your ability, and know within yourself that you can do it.
The nest step in getting started in this dynamic business is to learn about the business. Think of going into the real estate business this way:
Before you began your present career or profession, whether as a teacher, an accountant, a dentist, or something else, you spent a considerable amount of time and money getting the necessary education. The real estate business is no different. It would be ludicrous to go into this business without knowledge how it works. Your success or failure, as in any business or profession, can easily depend on how much you learn before you begin. The fact is that it is perilous and not very smart to buy real estate without knowing what you are doing. Evidently, then, the logical thing to do is learn as much about the business as possible.
To go about real estate investing education, it is not necessary to return to college or classroom work. It is very easy to learn about this business on your own. Then, there are other real estate investing books.
An important aspect of education in real estate investing is that one should focus on as one learns the financing of property investment. Know what interest means and how it affects your investment. Know about the credit world we live in. Lear how a credit bureau works so that, once you are on the go, you will know how to get your credit report, sellers report, and your future tenants report.
Other phases of education in the real estate investing you need to learn are fixing, repairing, carpentering, plumbing, and other building trades. It is not necessary that you do the work, but it is important to see how things work and how they are done.
Attending auctions will give you a first-class education in real estate investing. An auction represents the premier form of capitalism. You will see demand, supply, and various market forces in action. Even more significant, you will meet many other people who are concerned in or are buying investment real estate. Auctions can be enlightening, lucrative, and a whole lot of excitement.
The requisite knowledge for effective property involvements in the global context follows from competency in certain primary disciplines. While the traditional real estate subject matter is certainly necessary for effective property involvements in the global context, by no means is that knowledge sufficient. Those who would be effective must know much more than is reflected in contemporary real estate curriculums. The requisite knowledge for effective property involvement extends way beyond the traditional real estate subject matter.
So far, there are no courses that focus primarily on real estate investing economics in the world. Existing courses, offered by universities or by institutions at a comparable level, only cover real estate investing economics as part of one of their curriculums subject areas. Such subjects are not always mandatory.
It is therefore reasonable to conclude that specific courses in the real estate investing education have not yet been established. The very small numbers of courses which do exist are either included in, or designed as follow-up education in courses concentrating predominantly on business administration, economics, law, or technical studies.
Several efforts are currently being made to extend the existing, small range of courses with programmes specializing in real estate education economics. It is believed that surveying education in general and real estate investing education particular must move in response to the forces which are affecting the profession. In addition, this will have a significant and increasing impact in future years. Essentially, members of the real estate investing profession have a common interest in the land conversion process and it is upon this, that surveyors need to concentrate their education rather than the acquisition of relatively narrow technical skills as emphasized by the more traditional approach. It is worth emphasizing that academic institutions are not educating students for the profession or industry, but are educating students for the students sake so that they are equipped to survive in the world of work for 40 years, not two years after graduation.
There is only one programme, offered by Sardar Patel University, which leads to the degree of Master of Valuation -Real Estate Investing Education. This programme is a full-time residential course with duration of three semesters. The teaching method is classroom teaching, site visits and project work. Ranking is carried out using a credit system. The Central Board of Direct Taxes, which is the authority responsible for registering evaluators, has reduced its experience requirement from ten years to two years for holders of this degree. The Royal Institution of Chartered Surveyors, London has also accredited the course.
