In the year 2004-2005, the listings for Henderson real estate in Nevada were in high demand among the investors. This was a result of the steady increase in the property and its appreciation values. However, what the investors are curious now is whether the investment of a huge amount of money in the henderson real estate would be profitable or not.

Hinderson real estate investment like anywhere else in US is like a gambling, where sometimes you can make a fortune and sometimes you can lose one. Therefore, the experienced investors know that there are separate times for betting high and then waiting patiently for the market to rise.

There must be something special behind the choice of henderson real estate to invest so much money on it. This city has been referred to as the residential boom town in recent years. Reason behind this being: Henderson being close to Las Vegas allows a lot of high-off lifestyle and entertainment to its residents. It also allows easy access to all the shows and concerts held in Las Vegas. Many concerts, festivals, art exhibitions, take place in the Henderson Pavilion, Convention Centre, Amphitheatre, etc. At the same time, the busy humdrum of Las Vegas does not disturb the peace of the residents of Henderson for its comfortable distance from the place.

The Clark County School District (CCSD) manages the public schools. This also looks after the public schools in Las Vegas. The websites like GreatSchool.net has rated several of theses schools with top rankings.

There are plenty of colleges too in the Henderson, offering good higher education. The University of Nevada (Las Vegas) is located nearby. The College of Southern Nevada and the Nevada state college has their campus located in Henderson.

The most noteworthy financial benefits that the residents of Henderson enjoy are the exemption from taxes on personal income, inheritance, corporate taxes, estate, or even gift taxes. The property taxes are very low too. This place is the eighth amongst the places that has the lowest tax burden, as studied by the Money Magazine.

The only negative point of Henderson is perhaps its climate. Since it has a desert climate, the Duke creek is the only source of natural water.

Rainfall is also very low, about six inches per year, and the climate is dry and hot. The average temperature in the month of July is as high as 108 degrees Fahrenheit. The average high temperature even in the coldest months is 60 degrees Fahrenheit. Only December and January most of the years, gets below freezing point.

Therefore, apart from the temperature problems, Henderson is one of the most demanding place to settle down, and it has been termed as the best place to live by the Money Magazine in the year 2006.
