A real estate appraiser is a person who is hired by a mortgage company to assess the market value of the house that the prospective buyers applying for mortgage loans are going to buy. Role of real estate appraiser
The real estate appraisers are required to prepare written description of the real estate property and also estimate the value of the property. They are even supposed to draw the land diagrams and not the special features of the buildings.
The real estate appraisers are also required to write a report on the method by which the cost was estimated and the report was prepared. If the appraiser does not have much experience then the senior appraiser would assess the report
Requirements for California real state appraiser license
There are some minimum education requirements for real estate appraisers. These requirements include:
Trainee: There are 90 days of training and appraiser education required which also include the 15 hours of standards and ethics of real estate practice and also clearing the Level A licensing exam.
Residential Real Estate Appraiser: This requires 90 hours appraisal education and 15 hours of training in standards and ethics of practice which is included in the 90 hours education. Moreover it also requires 2,000 hours of experience of appraisal for one year and also passing the Level A of licensing exam.
Certified Residential Appraiser: This requires a minimum of 120 hours of appraisal education, which should also include 15 hours of ethics and standards of practice. It also requires 2,500 hours of satisfactory appraisal experience; and passing the Level B licensing examination.
Certified General Appraiser: This requires at least 180 hours of appraisal education and training, including 15 hours of ethics and standards of practice and also 3,000 hours (including 1,500 hours non-residential) of acceptable appraisal experience; and passing the Level C certification examination.
The real estate appraiser is required to be residing in California and should have a Residential License, Certified Residential License or Certified General License. There are a number of schools in California that provide real estate appraisal education and certification. There are some schools that offer courses that would move into Bachelor of Science in real estate. If the course offers economics, real estate, business administration, and mathematics then it is an added advantage for the person.
