Becoming a real estate agent in California requires a lot of criteria to be fulfilled. The california real estate licenses agents are required to complete a three-year college level course involving various topics about real estate laws and other areas in real estate.

If you wish to get a california real estate licenses then you should fulfill the following criteria:

You are required to be above 18 years of age and should be legally residing in United States

You are required to write and clear the real estate licensing written exam

You should apply with the California Real Estate Department and get approval from them.

There shouldn't be any criminal convictions against you. If you have and do not disclose them then it can result in severe actions to be taken against you and your application would be denied. You are required to provide fingerprints and a fingerprinting fee of $56 as a part of the application for the real estate exam.

You are also required to complete an educational course that involves Real estate principles, real estate practices and any elective that you are free to choose like appraisals, property management or office administration.

The course that you do should be completed from an accredited real estate school. In case you haven't completed the course then you can the time when you take the exam or apply for being an agent you get 18 months to complete the course and submit the certificates. However, you would have to pay an additional fee. But at the time that you apply for the real estate exam you are required to be enrolled in a Real Estate Principles course.

In case you are not a resident of California then you are required to apply as an Out-of-State Applicant in order to obtain a california real estate licenses. If you are applying for a real estate salesperson license then there is no experience required. California does not have any counter agreement with any other states to allow any waiver in the qualification criteria. All the Out-of-state residents are required to file Consent to Service of Process (RE 234) and also provide the fingerprint fee of $56.

All the affairs related to the California real estate licenses; are supervised by the State of California Department of Real Estate (DRE). There are more than 321,900 people holding a real estate salesperson license and more than 127,000 people holding a real estate broker license in California.

People who apply for real estate broker licenses are required to have an experience of full time two years in the past five years as a real estate sales person. Those who are applying for the real estate broker license are required to complete the eight approved college level courses in California. The continuing education courses do not suffice these criteria. The course should be of a minimum of 3 semesters or 4-quarter units and are required to be completed before taking the licensing exam.

Fee for real estate license exam

The exam form for the real estate broker license can be filled online by paying an exam fee of $50 and a license fee of $165. The exams are arranged at six weeks duration from the time you fill the application.

People who have a California real estate broker license and are practicing in California are required to maintain a California business address. In case they are not then they are required to fill the Out-of-State Broker Acknowledgement (RE 235).

The application for the real estate salesperson license exam can be filed online and the applicant is required to pay a fee of $25 and the license fee is $120, in case the applicant has taken all real estate education courses. If the courses have not been taken then there is a fee is $145. The exam and the license fee are required to be paid together. In case of online applications it can be paid through credit card.

The California real estate licenses are given out for a 4-year period and are required to be renewed before it expires. Usually the DRE mails the candidates 90 days before their license expires. The licensees are required to fill out the form completely providing all the required information and the date when they have completed their continuing education course.

For real estate salesperson they are required to complete 4 different 3-hour continuing education courses approved by the DRE. These courses should include: Ethics, Agency, Trust Fund Handling, and Fair Housing.

For real estate brokers they are required to complete four separate three-hour courses in the following subjects: Ethics, Agency, Trust Fund Handling, and Fair Housing; minimum of 18 clock hours of consumer protection courses; and the remaining 15 clock hours related to either consumer service or consumer protection.

For further renewals all the real estate salespersons and brokers are required to complete 45 hours of continuing education approved by the DRE.
