At present, the real estate business is one of the leading businesses in the United States of America and the United Kingdom. Many persons have joined the real estate business, just because of the demand of the real estate. In those days, it was very difficult to do the real estate business, since the demand for the homes and commercial complexes were less. The present trend is entirely different. Since the area for building homes are completely filled, people are trying to create new areas with real estate development.
Causes for the real estate development:
Many software companies and other business establishment companies are trying for vacant land to construct their offices in various cities of the United States. New York is one of the highly populated and crowded cities of the United States of America and it is very difficult to find vacant land for the builders to construct their offices. Since the software technology is developing every day, they are in need of new and additional space for their business dealings. Many new companies are looking for the vacant areas in and around the important cities of the United States of America. In turn, all the real estate businesspersons are trying to locate the remote places to for their real estate business. They are very actively searching for the vacant areas near the main cities of the United States. There are vast areas still available, and of course, at the present condition, it would not be possible to construct homes or complexes as it is. They area should be developed into a constructional area first. Since the demand for the vacant areas is very high, the real estate businesspersons have no other option except developing new areas for the construction.
Jobs to be done in real estate development:
The vacant areas at present would be full of trees and the land would be with many ups and downs. There would be some small mountains in areas. First, the land should be brought to even surface. This is a difficult job. After removing all the trees and plants, they have to work hard to bring the surface to the even level. Then the land would be ready for the construction.
Planning and projects in real estate development:
Real estate development is an art. It is just creating another new town near the city. Most of the companies and other business establishments would be very eager to occupy the land and they would be interested to construct their factories and offices immediately. It would be very difficult for the persons who are going to work in those factories without any other facilities. The real estate developers first plan their entire project in such a way that all the facilities would be available for the persons who wish to work.
Basic facilities in real estate development:
Once they plan to develop an area for the real estate, they have to provide the basic facilities to the people. There should be schools and hospitals which are highly essential for the people. They would be planning to construct two or three star graded hospitals and three or four normal hospitals near the proposed commercial complexes. Once the area is with full of constructed buildings for the commercial purposes, there would be about three to four thousand people working in that area. For them, it would be very difficult if the other facilities are not provided. They would be staying near their office area. For this purpose, they would plan to construct residential buildings in apartment style, which would be convenient for the office goers. They have to make their children study in the nearby schools. The real estate development businesspersons would be planning to have very good schools and colleges near the new proposed town. For that purpose, they would contact the leading local school administration to open a branch in that area. Of course, many of them would agree to that, since education is the most important factor in one?s life.
Transport facility in the remote areas of real estate development:
In many countries, most of the people depend on the public transport service, which would always be cheaper. The real estate developers would contact the transport authorities to extend the bus service to the new and remote area for the proposed new town. Although it would take a longer time for the transport department to rearrange the schedule, surely it would be done. Even they would contact the call taxi centers to create a base for them so that the people would utilize the service of the rental cars.
Commodities and the real estate development:
The next step for the real estate developers would be to contact the commercial supermarkets to have their branches in the proposed new town. Many of them would be interested in developing their new branches in the new town, which would be very useful for the local residents. People should get everything within ten minutes drive from their living area. The real estate development people would arrange these facilities for the local people of the area.
Climate and the real estate development:
One of the factors involved in the real estate development is the weather. It would be difficult for the real estate developers to create a new town, if the weather is too cold. In some parts of the country, the weather would be very cold. In such cases, they would plan to construct the buildings with wooden furnishing and other materials according to the local weather condition. In some areas, there would be sea and it would be convenient for the builders to construct buildings according to their plan.
Parking facility in the real estate development:
When they plan to create a new town, the real estate development authorities would give preference for the parking area, keeping in mind of the future. The number of the cars is increasing every day and many new persons are buying many cars in the same family. Parking car is very important for them. At present, the parking is the biggest problem for all the persons in the main cities of the United States of America. Only after these facilities, it would become a new town and the price would become high within a few years.
Conclusion:
Since the demand is heavy at present, all the real estate development people are working vigorously to find new vacant areas for the local people. It is the same trend everywhere in the world. And the repercussions would be there too. In future,it is going to be very difficult to see a forest or a jungle.
